Why it matters
New doesn't mean flawless
Every new build has defects. Most are small; some are expensive. A leak behind a wall or a gap in an attic firewall costs little to fix before completion — and a great deal afterwards.
Once you sign off and move in, the conversation with the builder changes. A documented snag list, delivered before handover, keeps that conversation on your side.
Every new home in Ireland is signed off by an Assigned Certifier under the Building Control Regulations. That certificate covers compliance. It does not mean the finishes, the seals and the services were all completed properly, and it is not a list you can hand to a site manager.

A snag list
The document itself: a numbered, room-by-room record of defects, unfinished work and poor workmanship in a new-build property, with a photograph and a location for each item. Some builders call it a punch list. It is what you send to the builder.
A snagging inspection
The visit that produces it. Two to four hours on site for a typical three or four-bed house, going through every room, the attic, the services and the outside of the property. Also called a snagging survey.
A de-snag
The return visit after the builder has worked through your list. It confirms what was actually fixed, checks that the repairs did not create new defects, and gives you an updated list before you complete.
