What it gives you
A photographed record of the condition of the property as it stands: what needs work now, what will need work soon, and what is cosmetic. It is written for someone deciding whether to buy, not for a builder.
What you do with it
Owners use it to reprice an offer, to ask the seller to put work right before closing, or to walk away. Any of the three is a good outcome compared with finding out afterwards.
What it is not
It is not a structural survey and it does not certify compliance with the Building Regulations. Where something needs a structural engineer, the report says so.
